The Cosmopolitan Tower is a 31-story residential point tower project developed in agreement with the Portland Development Commission. Located on the currently vacant half block of Grand Avenue between Holladay and Hassalo Streets in the Lloyd district of NE Portland, the project will include over 200 residential condominium units, ground floor active use (commercial) tenant space, and resident parking in a structure above and below grade. Residential units are provided in a range of sizes from studios less than 532 SF to two bedroom units of approximately 1,100 SF The top two levels of the tower will house a limited number of larger units. Total area is 274,800 SF above grade and total height is 325 feet. The development takes advantage of bonus height and area allowances for residential development, and incorporates sustainable design features such as an eco-roof and bicycle parking in excess of municipal requirements. LRS Architects is serving as the executive architect with IBI/HB Architects serving as design architect.
