LRS Architects lead this 15,400 SF renovation project which transformed 24 assisted living first- floor apartments into seven luxury independent living patio homes. Design work included updating the exterior appearance of entire four-story building.
Key challenges of the project included building code changes from a first floor an I-2.1 occupancy to an R-2. These code changes had fire, life and safety design implications for the entire building which were resolved with upgraded fire-rated exit doors and new smoke barriers.
The patio homes take advantage of views of the existing Japanese Garden on the site. Designed to allow residents to age in place, the homes accommodate varying levels of care without feeling like or looking like a nursing home. This was done by providing wider hallways and increasing circulation in the kitchen. Instead of kitchen storage in upper cabinets, large walk-in pantries are provided. All cabinets through out the homes have pull out shelves. The master bath showers are luxurious in size, allowing for standing or seated self-care, and provide a sense of spaciousness when assistance is required. Each homeā??s patio allows for independent access to the unit, as well as ample room for outdoor entertaining. Shading for the patios is provided with an electrified retractable awning.
