GRANT PARK VILLAGE
This five-story mixed-use project is situated on the former Albina Fuel site on NE Broadway Avenue at NE 32nd Avenue. LRS responded to zoning and site challenges with a three-story apartment complex sitting on a concrete podium with ground level retail and parking behind the retail and on a lower level on the sloping site.
Responding to the heritage of the site, the design evokes an industrial flare, with a rigid structural geometry and regular window patterns on a planar wall marked with a cadence of pronounced pilasters and accented corner features.
The apartments are arranged in four separate buildings on the podium, with a common terrace and open wells to the parking below for daylighting. A New Seasons Market takes 34,500 SF of the 45,000 SF total retail area, on the prominent corner. The project includes 270 parking stalls on two levels connected by a ramp, as well as 330 total bicycle parking stalls. Site features include a public plaza to the south and on-site stormwater detention.
